It's currently like $120 a month, which has to be paid directly to the state each month as Allstate doesn't provide earthquake insurance.

Yes. By all means, come to Denver. Just learn that getting an SUV doesn't mean that you can drive like normal in 12" of snow.

I think TX is giving some relief on the penalties. People are going to end up losing their homes if states don't give some "state land rent" relief.

The Earthquake insurance only covers structural damage - no property or personal belongings, which went into effect after the 94 Northridge earthquke because the insurance companies were wiped out from covering both PP and structure.

I think that's because property values are insane compared to the midwest. Ours run roughly 3.5% of the assessed value of the property.
