NJR: $31.50 - New Jersey Resources 4.0% dividend (Provides natural gas to millions in NJ)

Yes, RETAIL REITS are the ones you want to avoid: Kimco, Regency Centers, Federal Realty Trust, CB&L (about to go bankrupt), Simon Properties, and the rest of them.

Office REITS are much better positioned and will suffer much less.

I've got ENB and TWO. I got ENB accidentally because they bought some other company I had stock in. It seems like it should be great, and I guess it's been okay in the current climate. I think it's running about breakeven for me if you include the dividend, maybe up a few percent a year in the two or three years I've had it.

TWO is not a great story. It's pretty much muddled along for me at breakeven for the past three years or so, with a good dividend but a declining price. And then with covid it tanked really badly. I think I'm down 60 or 70 percent, so I would feel comfortable calling it a disaster. Maybe it's a good buy now, but to be honest I wasn't thrilled with it before the crash.

That's what I was told by an investor. A lot of the huge companies are discovering they can save tons of money by letting employees operate from their homes. It's going to be a different world on the other side of this pandemic. Offices will be empty.

I will be selling starting July 1st. A lot of money still has to move. Targets of opportunity I am considering are schwab, Starbucks, Verizon. Kind of a value mindset with the intent to play the wheel.
